Frio County I-35 Town

Listings in Dilley, TX

Welcome to Dilley, a small Frio County town on Interstate 35 between San Antonio and Laredo, built on railroad, watermelon, and oil-field heritage.

Dilley is a small town of about 3,300 people in Frio County, South Texas, set along Interstate 35 in the corridor between San Antonio and Laredo. San Antonio lies more than 70 miles to the north, Laredo about 84 miles to the south, and the Frio County seat of Pearsall sits 16 miles up the highway. The community took shape in the early 1880s with the arrival of the International-Great Northern Railroad and was incorporated in 1912, named for George M. Dilley, a railroad official who helped establish the townsite. Agriculture built the town's early economy. For much of its history Dilley was a commercial shipping point for watermelons, peanuts, and cattle, and it was long known as a watermelon center—a heritage marked today by a roadside watermelon monument in town. Over time the economy diversified, and oil and gas production from the surrounding South Texas fields now plays a leading role, drawing workers and service businesses to the area. Two large institutions also anchor local employment: the Dolph Briscoe Unit, a Texas state prison located near town, and a federal immigration processing facility operated under contract since 2014. Together with ranching and the oil fields, they give Dilley an economy built on agriculture, energy, and public facilities rather than on a single industry. The surrounding countryside remains a mix of ranchland and farm fields, where cattle operations and hunting leases share the landscape with the oil patch. Education is provided by the Dilley Independent School District, which operates three schools for a few hundred students. The town's small scale, its position on a major interstate, and its mix of long-time families and newer residents give it the straightforward, working character of a South Texas crossroads community, with San Antonio's urban services and airport within a little over an hour's drive to the north.

About Dilley

Real Estate & Housing

Dilley's housing stock is predominantly modest and single-family, reflecting the town's small scale and working roots. Older homes near the downtown and along the railroad corridor sit alongside more recent construction, with a mix of ranch-style houses, some manufactured homes, and furnished apartment options that cater to oil-field and contract workers. Lots are generally small-town in scale, and the town's compact footprint—about two square miles—keeps most neighborhoods within a short drive of Interstate 35 and the schools. The presence of the state prison and the federal processing facility supports steady demand for worker housing and rentals, tying Dilley's housing character closely to its employers.

Neighborhoods

Dilley's neighborhoods are compact and arranged around its small downtown, the railroad, and Interstate 35, which runs along the town's west side. The historic center near Main Street holds the town's older commercial and residential blocks, while newer homes and worker housing spread toward the highway. State Highway 85 crosses the town, linking it east toward Big Wells and Charlotte, and the school campus and city parks anchor the community's civic life. With about two square miles of land and a population of a few thousand, Dilley's neighborhoods are walkable in the core and quick to reach from anywhere in town.

Lifestyle in Dilley

Dilley has the easy, unhurried pace of a small South Texas town, with an economy and culture shaped by farming, ranching, oil, and the institutions that employ many residents. The town's watermelon heritage is commemorated by its roadside watermelon monument, and the surrounding brush country supports ranching and hunting leases. Oil-field workers, correctional and federal facility employees, and long-time farm families share the community's restaurants, churches, and schools. San Antonio's shopping, medical care, and international airport are a little over an hour north, while Laredo lies about an hour and a half south, giving residents access to two border-region cities from a quiet home base.

Schools & Education

Dilley is served by the Dilley Independent School District, a community school district in South Central Texas that operates three schools for roughly 870 students, from elementary through high school. The district is the town's educational and civic centerpiece, drawing students from Dilley and the surrounding Frio County countryside. For higher education, students typically continue to community colleges and universities in San Antonio or elsewhere in the region. The district's small size gives it a close-knit, local character, with the high school serving as a gathering point for Friday-night football and community events.

Getting Around

Interstate 35 runs along Dilley's west side, placing the town directly on one of the nation's busiest north-south corridors. The highway leads north to Pearsall, the Frio County seat, 16 miles away and to San Antonio more than 70 miles north, where the nearest international airport is located; southbound, Laredo and its border crossing lie about 84 miles away. Texas State Highway 85 crosses the town east-west, connecting Dilley to Big Wells and Charlotte. The town's interstate frontage supports truck stops, lodging, and service businesses that cater to through traffic, making transportation central to Dilley's economy as well as its daily life.

Parks & Recreation

Recreation in Dilley is small-town and outdoor-oriented. The town's parks provide playgrounds and open space, and its most distinctive landmark is the roadside watermelon monument that marks its agricultural heritage. The surrounding South Texas brush country is ranching and hunting country, with many landowners maintaining hunting leases, and fishing draws residents into the countryside. Campgrounds and RV parks along the interstate serve travelers and seasonal workers, while San Antonio's larger attractions—parks, professional sports, and the River Walk—are a little over an hour north along I-35.
